I hope you’re doing well and enjoying the summer so far. I’ve been having a lot of conversations lately with buyers—and even some agents—who are asking the same question:
“Should we wait for rates to drop before buying?”

I get it. With rates in the 7s, it’s easy for people to feel like they’ve missed the boat. But the reality is, trying to time the market perfectly rarely works out. The smartest buyers right now aren’t waiting—they’re buying strategically.

Here’s what I mean by that:

The Refi-Ready Strategy

Buyers who get into a home now can benefit from less competition, more seller flexibility, and in many cases, seller-paid closing costs or rate buydowns. That means they can lock in a home they love today—and refinance when rates improve later.

We don’t know exactly when rates will fall, but history tells us they always do eventually. And when that happens, the folks who bought in today’s market will already be in their home, building equity and enjoying the upside.

I like to say: “Marry the house, date the rate.”

We’re helping buyers structure deals now that leave room for a future refinance. I’m even making a list of clients who want to be notified when rates hit a certain threshold so they can refi with minimal cost. It’s all about having a plan.

For buyers using FHA, VA, or USDA loans, the Refi-Ready Strategy becomes even more attractive thanks to streamline refinance options. These programs make refinancing faster, easier, and more affordable—often with no appraisal, less paperwork, and lower upfront costs. It gives buyers peace of mind knowing they can get into a home now, take advantage of today’s opportunities, and have a simplified path to a better rate when the market shifts.
